Net yield: the only formula you need
Skip the gross-yield trap. Here is the line-by-line calculation we run on every analysed listing.

Gross yield is what brokers quote. Net yield is what lands in your account.
Take annual rent, subtract management (10–14%), maintenance (4–6% of rent), insurance, taxes and assumed vacancy. Divide by purchase price plus stamp duty.
